Cracking is a failure which can occur due to several reasons like poor foundation, heavy moisture, too much weight, seams and joints. Again movements in roof tiles may occur due to wind, other weather effects, deterioration from normal exposure or even improper original installation. You can seek help from any professionals. We had recently build a new house in our backyard from granny flat solutions with all this points in mind to avoid future mess.
